Exposure:
  The more exposure a property receives the more buyers there will be that fit the property, who will pay an acceptable price and who have the financing or finances to make the purchase. Exposure or advertising falls into a number of categories – newspaper, websites, roadside, TV, and Magazines. A comprehensive and aggressive marketing approach drastically increases the number of qualified responses thereby encouraging a rewarding price in a timely fashion.

Pricing:  Don’t give it away and don’t make it linger and devalue. A detailed valuation from the point of placing the property on the market all the way through the negotiations of inspection and repair requests requires a delicate balance of past, current and future market considerations. How many days has your home been on the market? What are your needs for the timing of its sale? What is the pricing and number of homes for sale now that are comparable to your home? The answers to these questions, determines how buyers are responding to your property.

Availability: The more qualified buyers who view your home, the better the chance you’ll have in receiving an acceptable offer in the quickest  timeframe.
